OIL BASED ASPHALT SEALING

Oil-based asphalt sealing helps to preserve your existing asphalt and avoid costly repairs. Having a regular sealing schedule (typically every 3 years) is highly recommended. Here are a few pointers to help understand how the process is done:

  • Properly barricade area to be sealed from foot and vehicle traffic

  • Thoroughly clean parking lot with high powered blowers and wire-bristle brooms

  • Apply sealer by spraying, and overlapping with each pass to assure proper coverage

  • Careful attention is given to the application of sealer around sidewalks, entryway, and buildings.

  • Apply a light dusting of black sand (optional) as sealer is applied to add grip to the surface after it dries

  • It is recommended to keep off the area for 24 hours

ASPHALT EMULSION SEALCOATING

Asphalt emulsion sealcoating helps to preserve your existing asphalt and avoid costly repairs. It is a water based sealcoating product and contains ZERO coal tar. Having a regular sealing schedule (typically every 3 years) is highly recommended. Here are a few pointers to help understand how the process is done:

  • Properly barricade area to be sealed from foot and vehicle traffic

  • Thoroughly clean parking lot with high powered blowers and wire-bristle brooms

  • Apply sealer by spraying 2 coats or brushing one coat 

  • Careful attention is given to the application of sealer around sidewalks, entryway and buildings

  • It is recommended to keep off the area for 24 hours

ASPHALT LINE PAINTING

Line painting not only keeps the parking lot organized, it also helps traffic to flow properly throughout it. RS Asphalt Maintenance has all of the resources available to fit your line painting needs.

  • Paint, layout/ design, or restripe parking spaces/ parking lots

  • ADA (Americans with Disabilities Act) handicap parking spaces and layout/ design

  • Various stencils are available

  • Replace broken and/or reset bumper blocks

  • Install signage if needed/requested

ASPHALT CRACK REPAIR

Cracks in the asphalt allow water to leak under the pavement and into the foundation where it freezes and thaws. This freeze and thaw expands and contracts under the pavement and begins to sink, crack and eventually destroy the asphalt. RS Asphalt Maintenance uses a hot rubberized crack filler to seal these cracks and keep water out.

  • The cracks are first cleaned by cutting away any grass or scrubbing debris with a wire bristle broom and blowing it out of the crack with a high powered blower

  • Hot rubberized crack filler is heated to over 300 degrees, poured into the crack, and smoothed out with a squeegee to blend it with the asphalt

  • Black sand may be dusted over the finished product to allow traffic to immediately drive on it without tracking or sticking to the area

  • The rubber cools very quickly, becoming a flexible solid that expands and contracts with the crack for maximum durability

INFRARED ASPHALT PATCHING

RS Asphalt Maintenance is always staying ahead of the curve by offering new, innovative and economical ways to preserve and repair your asphalt. Infrared thermal bond bituminous pavement patching (infrared patching) is our newest, most cost-effective way of correcting surface blemishes, cosmetic problems, car drip divots, and small cracks/ potholes.

This method of patching is done by reheating the existing asphalt, adding a small amount of new asphalt, re-raking the mixture and tamping it down to a smooth, rejuvenated surface. Infrared patching leaves no seams, eliminating the possibility for water to leak in underneath and cause future problems.

ASPHALT PATCHING

Asphalt patching repairs unsightly and dangerous pot-holes on your parking lot and driveway. Pot-holes are dangerous because people can trip in them, and they also cause damage to vehicles. There are two processes RS Asphalt Maintenance uses to repair pot-holes: “cold patch” and “hot patch”.

“Hot Patch” asphalt patching is for larger areas that require large amounts of asphalt

  • Hot asphalt is transported in RS Asphalt Maintenance’s dump truck from the asphalt plant to the job site
  • The area is prepped by cleaning with wire-bristle broom and hand held blower
  • Tack coat is applied to the perimeter of the pot hole to assure proper adhesion to existing asphalt
  • Asphalt is added, raked evenly, and tamped thoroughly with a mechanical tamper or road roller

    “Cold Mix Asphalt Patching” asphalt patching is sufficient for smaller potholes

    • Cold mix patching is more convenient for small jobs that only require a small bit of asphalt
    • The process is the same as hot patching, except on a much smaller scale
